M2M Realty makes reasonable efforts to ensure accuracy but does not guarantee that all listing details, availability, or pricing are current or error-free. All transactions are subject to final verification, developer confirmation, and execution of a formal Reservation Agreement or Contract to Sell.

3 Our Role as Broker

M2M Realty & Brokerage acts as an intermediary between buyers, sellers, and accredited real estate developers. We are not the developer or seller of any property listed on this website unless explicitly stated. Final terms of sale, financing approval, and turnover are governed by the agreement between the buyer and the respective developer or property owner, and by the policies of partner financial institutions (banks, Pag-IBIG Fund, or in-house financing providers).

4 Reservations & Payments

• Reservation fees, equity, and amortization schedules presented on the website or by our agents are estimates and may change based on the developer's current pricing and promotions.
• Reservation fees are generally non-refundable except as provided under the specific developer's reservation policy and applicable law.
• Full payment terms, penalties, and cancellation policies are governed by the Reservation Agreement, Contract to Sell, or Deed of Conditional Sale issued by the developer.

5 Agent & Affiliate Accounts

Registered agents and affiliates are responsible for the accuracy of the listings and information they publish under their account. Agents must comply with all applicable real estate laws, including the Real Estate Service Act of the Philippines (RESA Law, R.A. 9646), and conduct themselves professionally when representing M2M Realty & Brokerage. Misrepresentation, fraudulent transactions, or violation of these Terms may result in suspension or termination of an agent's account.

6 Intellectual Property

All content on this website — including logos, text, graphics, photos, and software — is the property of M2M Realty & Brokerage or its licensors and is protected by applicable intellectual property laws. You may not reproduce, distribute, or use any content from this website for commercial purposes without our prior written consent.

7 Limitation of Liability
